Rocky Mountain House kicked off the new year with only three home sales in January.
That’s according to the the latest Market Update from the Central Alberta Realtors Association, which showed higher sales a year ago with eight units sold in January 2025.
The sluggish pace to kick off 2026 mirrors overall 2025 numbers which shows last year was the slowest year for home sales since 2020.
However, sale prices were up sharply to kick off the year, with the average home in Rocky selling for $408,667. That was up from both December’s average of $277,063, and from the $268,375 in January 2025.
While prices were up sharply, homes moved slower. Units took an average of 63 days to sell in January, up from 42 days in January the year prior.
It was also a slow start to the year in Clearwater County. January saw five units sold last month, down from seven in December and 18 in January 2025.
Unlike Rocky, the average sale price in the county stayed relatively static. January saw units selling at an average of $417,582, up from $382,321 in December, but down from $428,611 in January 2025.
Properties spent an average of 89 days on the market in January. That’s up from 48 days in December and 85 days in January 2025.
Across the entire central Alberta region, 263 homes sold in the first month of 2026. That was roughly on par with the first month of 2025 which saw 287 units sold.
However, home prices in central Alberta are skyrocketing. The average sale price in January was $550,200, up from $412,088 the same time a year ago. That’s a 31 per cent increase year-over-year.
In January, homes across central Alberta took an average of 67 days to sell, up slightly from 63 days in December and up from 56 days in January 2025.
