A parcel of land on the southwest end of Rocky Mountain House has been slated for potential residential development.
Following a development application, town council approved a Land Use Bylaw (LUB) amendment redesignating the 4.34-acre parcel — located just east of 54 Street and north of the Creekside subdivision — to Flexible Residential District (RF). The parcel falls within the boundaries of the Southwest Area Structure Plan.
Senior development officer Renée Hartling said a potential future road is planned for the area. A report presented to council also notes the town’s major trail system will be extended into the area as subdivision and development occur.
Council unanimously passed third reading of the LUB amendment. The parcel was previously zoned Future Development District (FD).
With the new designation, the land could accommodate detached dwellings, duplexes, essential public services, Class 1 parks and public utilities, among other uses.
Town officials say the redesignation aligns with the Rocky Mountain House and Clearwater County Intermunicipal Development Plan, the town’s Municipal Development Plan and the Southwest Area Structure Plan.
During a public hearing, one resident raised concerns about potential increases in traffic and pedestrian safety.
Hartling said 54 Street is designed to handle up to 8,000 trips per day — well above current traffic volumes.

Next steps include a subdivision approval process, followed by building permits. Officials say public concerns will continue to be considered.
The parcel currently has no water or sewer services, but documents indicate connections are available along 54 Street.
