The Town of Rocky Mountain House has received an application for residential development on a 1.41-acre parcel on the southwest end of town.
Located south of 47 Ave. and Old Town, and west of Hwy. 752, the parcel is part of a larger 86-acre plot currently zoned as Future Development (FD).
The application would allow for the potential construction of duplexes, row housing and single-family dwellings; however, a land-use amendment to rezone the land to Flexible Residential (RF) would first be required.
Senior Development Officer Renee Hartling said a minimum of seven dwellings units would be required; however, thanks to the RF designation, additional units could be built if desired.
Hartling said the application is consistent with the town’s existing Southwest Area Structure Plan.
A playground currently occupies 1.15 acres on the northwest corner of the plot. The remaining 83.44 acres would remain designated as Future Development (FD).
Mayor Shane Boniface said he was pleased with the application, noting it aligns with council’s goals of growing the community.

Most of the larger parcel falls under the Future Development (FD) designation. The proposed 1.41-acre parcel in the northeast corner would be redesignated to Flexible Residential District (RF), while an adjacent 1.15-acre playground parcel would be designated Public District (P).
As for traffic concerns, the town’s Engineering and Operations department indicated that 47 Ave. can accommodate up to 500 trips per day, easily allowing for increased population in the area.
Public hearing in May
Following council giving first reading to the land-use amendment at its April 7 meeting, an information package will be sent to neighbours as well as various agencies for comment, including Alberta Transportation, ATCO Gas, CP Rail and CN Rail.
A mandatory public hearing is scheduled for May 5, 2026 at 9 a.m. in council chambers.

The application follows another nearby application reviewed by council back in March which looks to redesignate a 4.34-acre parcel north of Creekside to Flexible Residential District (RF).
