A new vision for Nordegg envisions a vibrant, pedestrian-friendly community that honours the past while embracing a sustainable future.
Clearwater County council reviewed the newly-completed Nordegg Historic Core Commercial Development Guidelines during its Oct. 14 meeting. The document outlines a vision of a lively town centre that blends historical preservation with forward-thinking design.
The document gives general guidelines for things like signage, lighting, landscaping and building materials.
In it, the central commercial hub is intended to serve as a community gathering space — a place where residents and visitors alike can feel connected.
Mixed-Use Design and “Centre Street”
The plan calls for small- and medium-sized mixed-use buildings lining Centre Street. A grocery store is proposed as the anchor tenant for the commercial zone.
As a guiding principle, design will be inspired by Martin Nordegg’s original “Garden City” vision, integrating green space, walkable design and natural features.
Reeve Michelle Swanson expressed appreciation for the focus on community gathering spaces, adding that while the document presents a clear vision, it’s flexible enough to give developers options.
Rather than flattening land for rigid grid layouts, future development is expected to work with the area’s natural geography — including slopes, ridges and wetlands — to create a more organic layout. While the terrain presents challenges, the plan views this as an opportunity rather than a setback.

Outdoor Spaces and Design Aesthetic
To promote social vibrancy, all commercial developments will be required to include outdoor spaces such as seating areas, patios, entertainment zones, and visual features like sculptures or fountains.
Architectural styles will draw from a Rocky Mountain theme, incorporating craftsman, farmhouse or heritage design elements. Materials like timber, stone and rustic accents will help developments reflect the community’s historic and natural character.

Preserving Sightlines and History
The guidelines stress the importance of preserving sightlines, historic features, and visual focal points. Landscaping is a priority, with the intent to enhance the community’s “Garden City” legacy and support year-round greenery.

The development guidelines were accepted by council and will be used to guide future commercial construction and planning decisions in Nordegg.
Applicants must submit a master plan for each site, including landscaping, building layouts, and architectural features. Clearwater County’s Planning and Development Department, along with its consultant E2 + Associates, will review proposals to ensure alignment with the community’s vision.
