Fall home sales in Rocky Mountain House are starting strong, as it was the busiest September for movement in at least the last five years.
That’s according to the latest Market Update from Central Alberta Realtors Association, which shows a total of 14 units sold in September, up from 11 in August, and 11 sold in September 2024.
It was the strongest September in Rocky for home sales since before the pandemic, as five units were sold in Sept. 2023, 11 in 2022, 12 in 2021, and seven in 2020.
Even with the strong September, Year-To-Date numbers are lagging behind 2024. By the end of September, 95 units had been sold in Rocky, compared to 114 in the same time frame in 2024.
The average September sale price in Rocky Mountain House was way up to $382,714, an increase from $327,455 in August, and $321,500 in September 2024.
Meantime, the average number of days to sell a home in Rocky Mountain House in September was 30, down from a 36 day average in August, and also down from 73 days in September of last year.
In Clearwater County, meantime, numbers shows 22 units sold in September, down from 34 units sold in August, and 29 sold in September of 2024.
The average sale price in Clearwater County in September was $429,909, down from $488,185 in August, and $506,595 in September 2024.
The average number of days to sell a home in Clearwater County last month was 45 days, up slightly from 43 days in August, but still down from 77 days in August of 2024.
In the entire central Alberta region, there were 439 units sold in September, lower than the 513 units sold in August, and down from 468 units sold in September of 2024.
Year-to-date numbers show 4,280 units sold in central Alberta during the first nine months of this year, down from 4,434 units sold to this point last year.
The average sale price throughout the central Alberta region last month was $442,003, while the average number of days to sell a home was 50.
