Average home sale prices jumped in November for both Rocky Mountain House and Clearwater County, even as sales activity slowed and homes took longer to sell heading toward the end of the year.
That’s according to the latest Market Update from the Central Alberta Realtors Association, which shows price trends remaining well above year-ago levels in both.
In Rocky Mountain House, the average sale price in November was $308,629. While that was down from October’s $350,563, it marked a significant increase from the $226,737 recorded in November 2024. Sales activity softened, with seven homes sold during the month, one fewer than a year earlier, bringing year-to-date sales to 114 units, behind last year’s pace of 132.
Along with higher prices, homes also sold at a slower pace in November. Homes in Rocky Mountain House took an average of 79 days to sell in November, more than double October’s average and up from 56 days in November of last year.
Clearwater County saw even stronger price growth in November. The average sale price jumped to $523,531, up sharply from $453,620 in October and well above the $352,693 average from November 2024. Monthly sales dipped to 13 units, down from 22 in October, but year-to-date totals remain ahead of last year, with 253 units sold compared to 238 at this point in 2024.
Despite rising prices, homes in Clearwater County are also taking significantly longer to sell. Properties spent an average of 126 days on the market in November, up from 59 days in October and more than double the 56-day average seen a year earlier.
Across the entire Central Alberta region, the average sale price in November was $438,249. That was down from October’s $467,852, but remained higher than the $408,058 recorded in November 2024. A total of 5,130 homes have sold so far this year, slightly behind last year’s pace of 5,207.
Homes across Central Alberta took an average of 60 days to sell in November, up from 55 days in both October and November of last year, underscoring a market where prices remain resilient even as buyers take more time to commit.
