Rocky Mountain House finished 2025 with 118 housing units sold, making it the slowest year for sales since 2020.
That’s according to the latest Market Update from the Central Alberta Realtors Association, which shows around 140 units sold in 2024 and 2023, while 177 sold in 2022 and 132 sold in 2021.
The pandemic year of 2020 saw just 74 units sold.
The final month of 2025 saw four units sold in Rocky, down from seven in November and down from eight in December 2024.
In December, the average sale price in Rocky was $277,063. While that was down from November’s $308,629, it was up slightly from $268,088 in December 2024.
Despite the year-over-year slowdown in sales, homes in Rocky Mountain House are selling more quickly. Units took an average of 31 days to sell in December, down from 55 days the year prior.
It was a different story in Clearwater County as 2025 numbers were slightly higher than 2024.
The county finished the year with 260 units sold last year, more than the 254 units sold in 2024.
Seven units sold in Clearwater County in December, down from 13 in November and 16 in December 2024.
The average sale price jumped to $382,321 in December, down sharply from $487,419 in December 2024.
Similar to Rocky, homes in Clearwater County are selling faster.
Properties spent an average of 48 days on the market in December, down sharply from 126 days in November and 68 days in December 2024.
Across the entire central Alberta region, 5,380 homes sold in 2025. That was down just slightly from the 2024 total of 5,448.
The average sale price in 2025 was $418,491, up from 2024’s total of $392,938.
In December, homes across central Alberta took an average of 63 days to sell, up slightly from 60 days in November and up from 50 days in December 2024.
