A slow start for Rocky Mountain House home sales in 2026 continued into February.
That’s according to the the latest Market Update from the Central Alberta Realtors Association, which showed four units selling in February, following only three selling in January.
The sluggish pace to kick off 2026 follows 2025 numbers which shows last year was the slowest year for home sales since 2020.
Sale prices also cooled down to an average of $223,125 in February after spiking to $408,667 in January. That was also down from the February 2025 average of $233,500.
While prices were lower than the previous month, homes also spend more time on the market. Units took an average of 66 days to sell in February, up from 39 days in February 2025 and 63 days in January.
It was slightly busier in Clearwater County where 10 units sold in February. That compares to nine units selling in February 2025, and five units selling in January.
Similar to Rocky, the average sale price in the county dipped slightly. February saw units selling at an average of $396,100, down from $417,582 in January and down from $417,889 in February 2025.
Properties spent an average of 77 days on the market in February. That’s up from 71 days in February 2025, but down from 89 days in January.
Across the entire central Alberta region, 320 homes sold in February 2026. That was roughly on par with February 2025 which saw 312 units sold. January kicked off the year with 263 sales.
However, home prices in central Alberta continue to climb. The average sale price in February was $474,081. While that was down 13 per cent from the spike of $550,200 in January, it was up from the $401,511 average reported in February 2025.
In February, homes across central Alberta took an average of 62 days to sell, down slightly from 67 days in January and up from 50 days in February 2025.
