Clearwater County has earmarked over $10 million for further development in Nordegg in Budget 2025— and with it, concept sketches of high density development in the hamlet.
Drawings in a recent capital projects status update from the county show plans for five 4-plex buildings and seven 6-plex buildings to be built west of Stuart St. As well, it shows four 4-plex and four 6-plex structures to be built east of Stuart St.
When it comes to ‘high density’ residential developments, Clearwater County Reeve Michelle Swanson says that has a specific meaning in a community like Nordegg.
“Proper land use planning for a growing community would be to have high density areas which means townhouses, or rowhouses, or walk-up apartments,” says Swanson. “We realize that if we want business and people to live out there, we have to have some zoning that will allow high density in those particular builds.”
Around $240,000 is budgeted for those projects, which will include engineering and detailed concept design to be completed in the fall.

More work will be happening in other residential areas of the hamlet. That includes summertime sidewalk and shallow utility work continuing in the Lily Ave. area.
As well, installation of street lights are expected to be completed in the Historic Commercial Core this year, budgeted at $305,000.
Over $1 million dollars is also set aside for earthworks and other improvements at the cemetery.
$56,000 is set aside for further commercial development and concept plans for Stuart St., which Swanson says could open up future opportunities for coffee shops, hotels or even a car wash.
The biggest price tag is the $5,263,500 project that would see a second new access road into Nordegg by way of Range Road 15-2. The project is currently awaiting approval from federal and provincial regulators.
