Clearwater County council has approved the preparation of two new hamlet Area Structure Plans (ASPs) – one for the Hamlet of Condor and one for the Hamlet of Leslieville.
Officials say each ASP will provide a long term vision and act as a guide to inform and regulate future development within each respective hamlet.
An Area Structure Plan is described as a legally binding (statutory) document, which describes:
• The sequence of development;
• Future land uses;
• Density of housing units and population; and
• Location of major transportation routes and public utilities.
Officials add, the Steering Committee will be comprised of one councillor and one alternate, four hamlet and area residents and 1-2 local business owners operating within the respective hamlets.
The committee will be administered by Invistec Consulting Ltd and Clearwater County Project Team members. The committee is expected to be active from January to June 2023 and will likely meet 3-4 times. Meetings will be held either in person or online subject to committee member availability.
The intent of the committee is to:
• Inform the preparation of the ASPs;
• Coordinate public information; and
• Communicate relevant community issues to Invistec and the County (Project Team).
County officials say residents and landowners of both Condor and Leslieville will be able to provide their vision for the future of the community and review the draft plan during future engagement sessions.
