Home sales are off to a stronger start in the West Country so far this year when compared to the first two months of last year.
That’s according to the latest Market Update from Central Alberta Realtors Association, which shows a total of 12 units sold to the end of February 2025 in Rocky Mountain House, up from eight to this point last year.
There were four home sales in Rocky Mountain House in February, down from eight in January, and six in February 2024.
The average sale price in Rocky Mountain House last month was $233,500, down from $268,375 in January, and $258,333 in February 2024.
Meantime, the average number of days to sell a home in Rocky Mountain House in February was 39, down from a 42 day average in January, and down sharply from 156 days in February of last year.
In Clearwater County, meantime, numbers shows 27 units sold so far this year, up from 19 units sold during the first two months of 2024.
There were nine units sold last month, down from 18 units sold in January and 15 units sold in February 2024.
The average sale price in Clearwater County in February was $417,889, down from $428,611 in January, and $442,520 in February 2024.
The average number of days to sell a home in Clearwater County last month was 71 days, down from 85 days in January, and 130 days during the same month last year.
In the entire central Alberta region, there were 312 units sold in February, up from 287 units in January, but down from 354 units sold in February last year.
Year-to-date numbers show 599 units sold in central Alberta during the first two months of this year, down from 627 units sold to this point last year.
The average sale price throughout the central Alberta region last month was $401,511, while the average number of days to sell a home was 50.
Across the country, home sales were down in Canada last month to their lowest level in over a year amid tariff uncertainty in the country.
The Canadian Real Estate Association says actual home sales were down 10.4 per cent in February compared with a year earlier and down 9.8 per cent from January.
CREA says it was the lowest level for home sales since November 2023 and the biggest month-over-month drop since May 2022.
