A cooling trend continued though the summer for home sales in Rocky Mountain House — although homes sell quickly when they are listed.
That’s according to the latest Market Update from Central Alberta Realtors Association, which shows a total of 11 units sold in August, down slightly from 13 in July, and down from 20 sold in August 2024.
In the first eight months of 2025, there have been 81 homes sold in Rocky. That compares to 103 up to this point in 2024.
The average sale price in Rocky Mountain House last month was $327,455, down from $329,985 in July, and up from $299,670 in August 2024.
Meantime, the average number of days to sell a home in Rocky Mountain House in August was 36, down from a 44 day average in July, and down from 51 days in August of last year.
Things are more even in Clearwater County, however, as numbers shows 34 units sold in August, up from 32 units sold in July, and 32 sold in August of 2024.
The average sale price in Clearwater County in August was $488,185, up from $431,381 in July, and up from $384,973 in August 2024.
The average number of days to sell a home in Clearwater County last month was 43 days, down from 45 days in July, and down from 58 days in August 2024.
In the entire central Alberta region, there were 513 units sold in August, down from 597 units in July, and down slightly from 516 units sold in August of 2024.
Year-to-date numbers show 3,841 units sold in central Alberta during the first eight months of this year, down from 3,966 units sold to this point last year.
The average sale price throughout the central Alberta region last month was $439,729, while the average number of days to sell a home was 44.
