Despite a relatively strong September and October for home sales in Rocky Mountain House, year-to-date numbers are still trailing 2024.
That’s according to the latest Market Update from Central Alberta Realtors Association, which shows a total of 12 units sold in October (+2 from Oct. 2024) and 14 units sold in September (+3 from Sept. 2024).
Even with the strong fall numbers, year-to-date numbers are lagging behind 2024. By the end of October, 107 units had been sold in Rocky, compared to 124 in the same time frame in 2024 (-14 per cent).
However, prices were up. The average October sale price in Rocky Mountain House was up to $350,563. That’s down from $382,714 in September, but up from $312,480 in October 2024.
Meantime, the average number of days to sell a home in Rocky Mountain House in October was 38, up slightly from a 30 day average in September, but down sharply from 74 days in October of last year.
However, it’s a different story in Clearwater County, where home sales are outpacing 2024 numbers.
There have been 240 units sold in the county so far in 2025 (+6 per cent from 2024).
There were 22 units sold in October, on par with 22 units sold in September, and up from 18 sold in October of 2024.
The average sale price in Clearwater County in October was $453,620, up from $429,909 in September, and up from $397,478 in October 2024.
The average number of days to sell a home in Clearwater County last month was 59 days, up from 45 days in September, and down from 81 days in October of 2024.
In the entire central Alberta region, there were 489 units sold in October, up from 439 units sold in September and 432 units sold in October of last year.
Year-to-date numbers show 4,769 units sold in central Alberta during the first ten months of this year, down from 4,866 units sold to this point last year (-2 per cent).
The average sale price throughout the central Alberta region last month was $467,852 (+15 per cent from 2024), while the average number of days to sell a home was 55.
