Rocky Mountain House town council has approved an updated plan to guide future development in the north-end Riverview area.
The first major update since 2005 includes provisions for smaller residential lots, as well as larger lots that could accommodate row housing, duplexes and fourplexes. Administration says the changes reflect current market demand.
The plan is divided into three phases. Stage 1 covers the existing neighbourhood. Stage 2 would allow for slightly higher-density housing along 61 Street, while Stage 3 proposes extending development farther north with low-density lots for detached homes.
In line with the town’s Municipal Development Plan, two highway commercial sites are proposed along the west side of Highway 11.
The plan also includes space for a future extension of the town’s trail system and identifies the area as a priority location for sports fields or a ball diamond.
Planning documents indicate the area can be serviced with municipal water and stormwater systems through extensions from existing subdivisions to the south and west.
For wastewater, sanitary sewage from Stage 2 would be pumped to the existing Lichak lift station. However, administration says it is unclear whether an additional lift station will be needed for Stage 3.
Council allocated $200,000 in its 2026 capital budget for the Riverview Development Plan, which was completed by Invistec Consulting Ltd.

May 26 open house and community survey
The public will have a chance to provide feedback on the updated plan at a May 26 open house at the Rocky Mountain House Regional Recreation Centre from 3:30 p.m. to 7:30 p.m.
Council will also gather feedback with an upcoming online survey on the town’s website.
