Home sales in both Rocky Mountain House and Clearwater County are trailing last year’s pace.
That’s according to the the latest Market Update from the Central Alberta Realtors Association, which showed 23 units sold in Rocky Mountain House so far in 2026 — down from the 35 units recorded at this point in 2025.
In Clearwater County, 50 units were sold during the first four months of 2026, compared to 72 sales by the end of April last year.
In Rocky Mountain House, six units sold in April, down from 10 in March and 14 in April 2025. In Clearwater County, 18 units sold last month, compared to 26 in April of last year.
Sale prices, however, showed mixed results.
In Rocky Mountain House, the average sale price in April dropped to just over $324,000. That was down sharply from $412,690 in March and also lower than the $375,000 average recorded in April 2025.
Meanwhile, Clearwater County prices remained relatively steady. The average sale price in April 2026 was $543,503 — close to the $547,465 reported in March and up from $484,171 a year earlier.
Homes in Rocky Mountain House took an average of 33 days to sell in April, while properties in Clearwater County spent an average of 62 days on the market.
Across central Alberta, 453 homes sold in April 2026. That was up from 395 sales in March, but down from the 500 homes sold in April 2025.
Home prices across the region, however, continued to climb. The average sale price in April reached $464,344 — up from $451,332 in March and seven per cent higher than the $432,446 average reported in April 2025.
Homes across central Alberta took an average of 47 days to sell in April, down slightly from 48 days in March.
